About Our Commercial Roofing Services
Mikel Wallesen explains this on our YouTube channel
Big Red Roofing is a family roofing business in Scottsdale. It started in Nebraska, and the family has roofed here since 1987. Mikel Wallesen took it over from his father and runs it today. We're Arizona ROC #276008, A+ rated with the BBB, accredited since 2012, with 0 complaints.
On commercial buildings we do spray foam, roof coatings, single-ply TPO, PVC and EPDM, built-up roofs, standing seam metal, metal retrofits and architectural sheet metal. We also put in skylights and solar tubes and run preventative maintenance programs. Every job starts the same way. We get on the roof, see what's there, and tell you which system fits the building and why. The inspection and quote are free.
From our price sheet: foam over an existing flat roof runs $4.75 to $6 per square foot, about $47,500 to $60,000 on a 10,000 sq ft roof. Foam on new construction runs $3.20 to $4.20 per square foot. Metal roofs run $10 to $28 per square foot depending on the level of system. Every range is on our pricing page.
Metal roofs get really hot. In one of Mikel's videos, a bare metal roof in Phoenix measured 153 degrees. That's why we spray foam on them. Foam usually goes right over the existing roof, so there's no tear-off. Foam isn't UV-resistant, so it always gets a coating. We lay down a light tan base coat first so the crew can see they've covered everything, then the white reflective coats go on top.

Get an instant estimate at /estimator, or call (602) 799-6837 and tell us about the building and what the roof is doing.
- 2
Free Roof Inspection
We come out and get on the roof. We look at the system you have now, what shape it's in and where the problem is coming from. We don't guess from the ground.
- 3

We tell you which system we'd put on and why. If spray foam can go right over your existing roof, we'll say so. That means no tear-off.

We Do the Work
On a foam roof, the foam goes on first, then a light tan base coat so the crew can see full coverage, then the white reflective coats. Want us to keep an eye on it after? Ask about a preventative maintenance program.
What Should You Know About Commercial Roofing?
Spray Foam Roofing
Spray foam usually goes on right over your existing roof. No tear-off. Foam isn't UV-resistant, so we never leave it bare. It always gets a coating.
Roof Coatings
On a foam roof, the coating is what protects the foam. We put down a light tan base coat first. These roofs get so bright that two white coats are hard to tell apart, and the tan shows the crew exactly where they've covered. Then the white reflective coats go on.
Foam Over Metal Roofs
Metal roofs get really hot, and foam on top brings the temperature down. Mikel tested a building where half the metal roof had foam: about 126 degrees inside under the bare half, 88 under the foam. Full test at /blog/how-top-side-spray-foam-insulation-dramatically-lowers-metal-roof-temperatures
Single-Ply, Built-Up and Metal
We install single-ply TPO, PVC and EPDM, built-up roofs and standing seam metal, and we do metal retrofits and architectural sheet metal. We look at the building first and tell you which one fits and why.
Preventative Maintenance Programs
We run preventative maintenance programs for commercial roofs. That means we're looking at your roof on a schedule, not only after it leaks.
Skylights and Solar Tubes
We put in skylights and solar tubes to bring daylight into the building. Ask about them when we come out for your free inspection.

How Does Commercial Roofing Compare?
Bare Metal Roof vs. Spray Foam Over Metal
Metal roofs get really hot. One bare metal roof in Phoenix measured 153 degrees.
Inside one building, under the half of the roof with no foam, it tested about 126 degrees.
Goes on over the existing roof. No tear-off.
Under the foamed half of that same roof, it tested 88 degrees inside.
Always gets a coating, since foam isn't UV-resistant: light tan base coat first, then white reflective coats.
Metal roofs get really hot, and with nothing on them the heat comes right through. That's why we spray foam on them. The foam goes over the roof you already have, and the coating on top protects the foam. Watch it at /blog/what-happens-when-you-foam-a-metal-roof-in-phoenix
Frequently Asked Questions
What commercial roofs do you work on?
Spray foam, roof coatings, single-ply TPO, PVC and EPDM, built-up, standing seam metal, metal retrofits and architectural sheet metal. We also install skylights and solar tubes and run preventative maintenance programs.
Do you have to tear off the old roof to put spray foam on?
Usually not. In most cases the foam goes right over the existing roof. We'll tell you at the free inspection whether yours can take it.
Why does a spray foam roof need a coating?
Like Mikel says, spray foam is not a UV protectant. So it always gets a coating. We put down a light tan base coat first. If you do two white coats, it's hard to see where you've been, because these roofs get so bright. The tan shows full coverage, then the white reflective coats go on. He explains it here: /blog/how-professional-roofers-protect-metal-spray-foam-roofs-with-base-coats-and-glare-control
Does spray foam really cool down a metal roof?
Yes. Mikel checked inside a building where half the metal roof had foam and half didn't. Under the bare half it tested about 126 degrees. Under the foamed half it was 88. See the test: /blog/how-top-side-spray-foam-insulation-dramatically-lowers-metal-roof-temperatures
How much foam goes on?
We figure that out once we've seen the roof. On one metal building Mikel filmed, we put down 2 inches of foam, then a base coat and a white high-reflective coating. More here: /blog/does-spray-foam-work-as-insulation-on-a-metal-roof
Can my roof be repaired, or does it need replacing?
That depends on what's going on up there, and we won't guess from the ground. We'll get on the roof during a free inspection and give you a free quote on what makes sense.
Do you offer maintenance programs for commercial roofs?
Yes. We run preventative maintenance programs for commercial buildings. Ask about one when we come out for your inspection.
How do I get a price?
As a guide from our price sheet, foam over an existing flat roof runs $4.75 to $6 per square foot, about $47,500 to $60,000 on 10,000 sq ft, and metal runs $10 to $28 per square foot depending on the system. For your building, use the instant estimator or call (602) 799-6837 to set up a free roof inspection and quote. Every range is on our pricing page.
