Commercial Roofing in Scottsdale, AZ
Commercial roofs in Scottsdale run from hangars and flex buildings around the Airpark to older storefronts in Old Town's Fifth Avenue and Arts District blocks and newer retail along the Arizona Canal. Nearly all of them take full sun from morning to evening. We handle spray foam, coatings, single-ply TPO, PVC and EPDM, built-up roofs, standing seam and metal retrofits, plus maintenance programs that keep small problems small.
What sets the price of a commercial roof in Scottsdale
As a guide from our price sheet: foam over an existing flat roof runs $4.75–$6 per square foot, about $47,500–$60,000 on a 10,000 sq ft roof, and metal roofs run $10–$28 per square foot depending on the level of system. See every range on our pricing page.
Commercial pricing depends on the building, the system on it now, and how the space is used. The usual factors:
- Square footage and the number of roof levels
- What's on the roof today, and if it can stay in place under foam, a coating or a metal retrofit
- Insulation goals, which set foam thickness or the board under a single-ply membrane
- Rooftop units, curbs, skylights and drains we have to detail around
- Access, staging and work hours around tenants, shoppers or aircraft operations
- Parapets and architectural sheet metal
- Whether a maintenance program can extend the roof you have instead of replacing it
Facility managers can get a first look from the estimator, but a commercial building deserves a site visit, and ours is free.
Airpark hangars, offices and flex space
The Scottsdale Airpark runs from Thunderbird Road up toward the Loop 101, between 70th and 90th Streets, around Scottsdale Airport. It mixes office buildings, corporate headquarters, retailers, homebuilders, tech firms, and hangar and shop buildings. Metal roofs out there take direct sun all day and pass the heat inside. Foam sprayed over the panels seals the fasteners and laps and drops the roof's surface temperature. The first coat on that foam is light tan, because white over white is nearly impossible to read in full sun, and two bright white coats finish it. This post explains the base coat.
North of the CAP canal, much of the city falls under its Environmentally Sensitive Lands rules. Before we pick a finish for standing seam or exposed sheet metal on a building up there, we check the current requirements with the city.
Old Town roofs and tight sites
Old Town mixes buildings from many eras, from the 1909 Little Red Schoolhouse and the 1930s Old Adobe Mission to the shops of the Fifth Avenue district, the Arts District galleries, and newer buildings at the Scottsdale Waterfront and Southbridge on the canal. On an older low-slope roof, we start by finding out what's really up there: how many layers, and how wet. The answer tells us if it can be foamed or coated in place, or if it has to be stripped first. Then we plan staging around storefronts, alleys and sidewalks that stay open.
Skylights and solar tubes are part of the job too. We replace cracked domes and reflash curbs, and we can add solar tubes to bring daylight into back rooms.
Maintenance programs for Scottsdale property managers
A scheduled program catches issues while they're cheap: clogged drains before the monsoon, open seams around rooftop units, worn coating on foam, loose sheet metal at the parapets. We walk the roof, write up what we find, and fix it before it reaches a ceiling tile.
