Every foam quote begins with the flat area, measured square foot by square foot, then adjusts for what's under it and around it. These items shift it most on Scottsdale homes:

• The condition of the existing roof. Most dry roofs can stay put under the foam, but anything soggy or loose gets cut out first.
• Foam thickness. More foam means more insulation and more material.

Flat decks, parapets and add-ons across Scottsdale

Plenty of Scottsdale homes mix pitched and flat roofs. A ranch house in the south end may have a flat-roofed family room or carport added years after it was built. A desert custom up north may hide a flat deck behind parapet walls so nothing shows from the street. Those flat spots are where water sits after a storm and where old rolled roofing and patched seams give out first.

Foam fixes that by turning the whole flat area into one fully adhered layer. It bonds to the deck and flashes itself up parapet walls and around pipes, so there's no seam for water to work into. It also adds insulation right where the summer sun hits hardest, and it holds a person's weight, so your HVAC tech can still reach the units.
