Val Vista Lakes, The Islands and Power Ranch: Gilbert roofs in two waves

Gilbert incorporated in 1920 and spent its early years calling itself the Hay Capital of the World. As late as 1970 it had fewer than 2,000 residents. Then the farms sold and the subdivisions came. About 60 percent of Gilbert's housing has been built since 2000, and nearly all the rest went up between 1970 and 1999. So the roof questions here are rarely about old farmhouses. They are about production tile and what has happened to the layers beneath it.

The first wave is lake country. Val Vista Lakes broke ground around 1984 on a former sheep farm, and its first homes were finished in 1986. The Islands, a few minutes southwest of downtown, has about 400 waterfront homes. The second wave is the big master plans. Power Ranch alone holds about 7,400 homes on 2,284 acres, and its listings show tile roofs, two-story plans included. Agritopia went up in the 2000s on Joe Johnston's family farm using early 20th century styles: bungalows and cottages with front porches, some roofed in tile with metal accents. North Gilbert also keeps a pocket of late-1970s single-story ranches, and some of them wear composition shingle. The Heritage District, the original townsite, is small, about 0.3 square miles of shops, offices and housing.

On July 9 and 10, 2021, back-to-back storms sent winds near 60 mph through Gilbert and snapped trees across town. Wind like that pries at ridge caps and pushes rain sideways under tile.
