Foam pricing starts with the area being covered and what is on it now. On a flat section, we measure and test for moisture: dry rolled or built-up roofing can take foam directly, and wet areas get cut out first. On a metal roof, the panel condition, rust and fastener count matter. Thickness, coating or gravel, the number of pipes and equipment stands, and how the foam ties into a tile or shingle slope all shift the figure. Flat sections on Peoria's boom-era houses

Peoria grew from 12,351 people in 1980 to 108,364 in 2000, and half its housing dates from 1970 to 1999. Patio roofs, porch covers and room additions on those houses are often nearly flat. Low-slope roofs drain slowly, and the August 18 and 19, 2022 storm, which soaked Peoria with better than an inch, sent water hunting for every crack.

Old rolled roofing on those pieces dries, splits at the edges and opens up around pipes. We test it, pull out anything wet, and spray. The liquid foam rises into a closed-cell layer that sticks to the old surface, wraps each pipe and vent so it flashes itself, and leaves nothing like a lap or a seam for water to get under. No tear-off, and the room under it gains a layer of insulation.

Metal is a different case. Bare metal soaks up heat and passes it straight into the space below, and every screw and lap is a possible leak. Foam sprayed on top seals all of those and insulates the panel. On metal, the first coat over the foam is light tan, which keeps glare down while we work, and the reflective topcoat follows. Keeping the coating ahead of the sun

The coating is what protects foam from UV, and it is the part that wears. We check it at each inspection and schedule recoats before the foam underneath is exposed. Once cured, a foam roof handles normal service foot traffic, so a cooler or AC tech can work up there. Foaming a hot metal roof shows how much the white coating alone cools the surface.
