Tile Roofing in Tempe, AZ

Tile went onto homes at The Lakes as early as 1972, and Warner Ranch tile dates to the 1980s. On Tempe roofs that old, the tile is usually fine and the underlayment beneath it is worn out. We lift the tile, lay new underlayment, replace what's cracked, and set your original tile back so the roof looks the way it always has.

What changes the cost of a tile roof in Tempe

Typical totals from our price sheet for a 3,000 sq ft roof: about $33,000–$48,000 for an underlayment replacement that puts your tile back on ($11–$16 per square foot), or $57,000–$78,000 for a complete tear-off with new tile ($19–$26 per square foot). See every range on our pricing page.

On Tempe's 1970s and 1980s tile roofs, the job is usually an underlayment replacement, and these are the price drivers:

  • Roof size and shape. Hips, valleys and a second story all add time.
  • How much tile survives. We reuse sound tile. Older profiles at The Lakes may be out of production, so breakage matters more.
  • Replacement tile. Finding a color and profile match when pieces are cracked or missing.
  • Underlayment and decking. The new layer under the tile, plus any plywood that has rotted.
  • Storm damage. Damage from a storm like the October 2025 microburst, and whatever it did to the deck.
  • Chimneys and transitions. Crickets and new flashing where water has been pooling.

The Lakes and Warner Ranch: Tempe tile at underlayment age

The Lakes began in 1971 and 1972 around Rural, McClintock and Baseline, with Presley Co. among the builders, and tile shows up on homes there from those first years. Warner Ranch filled in during the 1980s with more tile. Concrete tile at that age is often still solid. The felt under it is not. It dries out in the heat, cracks at the nail holes and laps, and water that slips past the tile finds the deck.

The fix is an underlayment replacement, sometimes called a relay. We lift the tile off and stack it, put down new underlayment, replace cracked pieces, and relay your original tile. Replacement tile goes on the slopes nobody looks at, and the weathered originals stay on the street side. How long a tile roof replacement takes depends on the roof, and we lay out the schedule before we start.

Wind-proofing tile after the October 2025 microburst

On October 13, 2025, gusts up to 90 mph tore through south Tempe between Guadalupe and Elliot. Wind gets at a tile roof from the top: ridge caps and hip tiles catch it first. We set every ridge cap in mastic so it holds even if a fastener loosens, which we explain in why we glue ridge caps. Under the hips and ridges we install a weather blocker that closes the gap wind-driven rain uses to get under the cap tile.

We also build crickets behind chimneys where water has been sitting, and we never leave a section of roof open overnight. In storm season, that rule keeps an open roof from turning into a wet ceiling.

Matching tile on an older Tempe roof

Tile that has been on a Tempe roof since the Nixon or Reagan years has weathered to its own shade. When a few pieces need replacing, a new tile from the same line can still look different, so we put the new pieces where they blend and keep the originals out front.

If your Lakes or Warner Ranch tile took a hit in that storm, or the ceiling has a new stain, call (602) 799-6837. Mikel will check it at no charge.
