What Does a Lifetime Shingle Roof Really Mean in Scottsdale?

>> You have your lifetime shingles, but I always ask everybody, "What is a lifetime on a roof? What's everybody's expectancy of a lifetime? Is it 20, 30, 40, 50 years? What are you expecting?" Most of your shingle roofs down here are anywhere from 20 to 35-year-old shingle roofs. And depending on, too, how harsh our monsoon storms are in the areas that they get hit and in the valley. Um, but the concrete tile is your most durable roof that you can put on a house.

"You have your lifetime shingles," I say in the video, "but I always ask everybody, what is a lifetime on a roof? What's everybody's expectancy of a lifetime? Is it 20, 30, 40, 50 years? What are you expecting?"

I ask that question on almost every shingle estimate, and most people have never thought about it. The word "lifetime" on the package sounds like the roof will outlast the house. In Scottsdale, that's not how it plays out. Our sun, our heat and our monsoon storms decide how long a shingle roof lasts, not the label.

I'm Mikel Wallesen, owner of Big Red Roofing. I took this business over from my father, and we've been Scottsdale roofers since 1987. Here's what "lifetime" really means on a shingle roof in the desert, what shortens it, and why concrete tile is the roof I point people to when long life is the goal.

How long does a lifetime shingle roof actually last in Scottsdale?

Most shingle roofs in the Valley last somewhere around 20 to 35 years, no matter what the package says. In the video I put it this way: "Most of your shingle roofs down here are anywhere from 20 to 35-year-old shingle roofs."

That range is real life on Arizona houses, not a marketing number. A shingle labeled "lifetime" is still asphalt and granules sitting in direct sun for most of the year. The heat softens it, the UV breaks it down, and the granules slowly wear off. When enough of that protective surface is gone, the shingle dries out, curls and cracks. That happens here faster than it would in a mild climate.

The trap is planning around the label. If you buy a house expecting the roof to last forever because the old owner said "lifetime shingles," you can get blindsided. Find out when the roof went on and look at its condition, not the brand name. A twenty-something-year-old shingle roof in Scottsdale is getting close to the end, whatever it was sold as.

So what does "lifetime" on a shingle package really mean?

"Lifetime" is a product label and a manufacturer's term, not a promise that your roof will last as long as you own the house. The right question is the one I ask everybody: what are you actually expecting?

Manufacturers use "lifetime" to describe a product line and the coverage that comes with it from them, and that coverage has its own terms. It doesn't change how fast the Arizona sun breaks down asphalt. Two roofs with the same lifetime shingle can age very differently depending on how they were installed, how much shade they get and what the storms throw at them.

So when a contractor leans hard on the word "lifetime," ask them to translate it. How many years do they expect this roof to last on your house, with your exposure? What's covered, by whom, and for how long? Big Red Roofing doesn't put a fixed company warranty term on roofs. Coverage follows the materials on each job, and we'll walk you through what that means for yours.

Why do Arizona monsoons shorten a shingle roof's life?

Monsoons hit shingle roofs with sudden high wind, heavy rain and sometimes hail, all after months of heat have already made the shingles brittle. As I say in the video, it depends on "how harsh our monsoon storms are in the areas that they get hit and in the valley."

Wind is the big one. A gust gets under the edge of a shingle and lifts it. If the seal strip has dried out from the heat, the shingle can crease, tear or blow off. Once a shingle is gone or lifted, water can get under the roof at the next storm. Hail adds to it by knocking granules loose and bruising the mat, which speeds up the aging even if nothing looks broken from the ground.

Location matters too. Some neighborhoods catch storm after storm and others get missed most years. Two identical houses a few miles apart can need roofs at different times because of where the storms tracked. If your area took a hard hit, have the roof looked at even if you don't see damage. Our post on how to check a tile roof after monsoon season covers what to look for after a storm.

What roof lasts the longest on an Arizona home?

Concrete tile. In the video I say it directly: "The concrete tile is your most durable roof that you can put on a house."

Concrete tile is heavy, it doesn't care about UV the way asphalt does, and it stands up to wind far better than a shingle. The tile itself can last for decades. What it sits on still matters. Under every tile roof is an underlayment that does the waterproofing, and that layer ages in our heat like anything else. Most underlayments run roughly 20 to 35 years, and the good news is that sound tile can usually come off and go back on over new underlayment instead of being replaced.

That's the real difference over the long haul. When a shingle roof wears out, the whole roof comes off and goes in a dumpster. When a tile roof's underlayment wears out, you can often keep the tile and replace the layer underneath. If you plan to stay in the house a long time, that's worth thinking about. I explain the layers in more detail in what happens during a tile roof underlayment replacement.

Is a shingle roof ever the right choice in Scottsdale?

Yes. Shingles are a good fit for plenty of homes, especially when the house was built for them, the budget matters or the owner isn't planning to stay for decades.

Not every home can take tile. Tile is heavy, and a house framed for shingles may need structural work to carry it. Some neighborhoods and some home styles just look right with shingles. And a well-installed architectural shingle roof is a solid roof for a good long stretch. The key is going in with honest expectations instead of the word "lifetime" in your head.

Where people get burned is choosing shingles because they believe they're buying a forever roof. If long life is your top priority and the house can take it, tile is the better long-term choice. If the goal is a reliable roof at a lower upfront cost, shingles can be the right call. We'll lay both options out for your house and let you decide. You can read about what drives shingle pricing in how much a shingle roof really costs.

How do you make a shingle roof last as long as possible?

Start with the install, keep the attic ventilated and get the roof looked at after big storms. Most early shingle failures come down to one of those three.

Installation is where a shingle roof's life gets decided. Nail placement, underlayment, starter strips, flashing at walls and valleys, and how the ridge is finished all matter more than the brand on the bundle. A premium shingle put on poorly will fail before a standard shingle put on right. Ask your contractor how they handle each of those details.

Ventilation is the one people forget. An attic that traps heat cooks the shingles from underneath while the sun cooks them from above. Good intake and exhaust venting takes some of that load off. After that, it's about catching problems early: lifted or missing shingles after a storm, granules piling up in the gutters, or soft spots on the deck. A small repair is far cheaper than a leak that has been running for a season.

What happens when you call Big Red Roofing about an aging shingle roof in Scottsdale?

We come out, get on the roof, and tell you honestly how much life it has left. Then we lay out your options, from repairs to new shingles to tile if the house can take it.

On a shingle roof we're looking for lifted and missing shingles, granule loss, cracked or curled tabs, worn flashing and soft decking. We take photos so you see what we see. If the roof has years left, we'll tell you. If it's at the end, we'll explain what a replacement involves and how shingle and tile compare for your home. Big Red Roofing is licensed under AZ ROC #276008, holds an A+ rating with the BBB, and has grown for more than thirty years on referrals and word of mouth. Read more about the company or about me.

Frequently Asked Questions About Lifetime Shingles in Scottsdale

Do lifetime shingles really last a lifetime in Arizona?

Not usually. Most shingle roofs in the Valley last around 20 to 35 years, and heat, sun and monsoon storms decide where in that range yours lands.

How much does a new shingle roof cost in Scottsdale?

It depends on the size of the home and the shingle you choose. We don't quote numbers without seeing the roof, but our pricing page explains how it's priced and the estimator gives you a ballpark.

Is concrete tile better than shingles in Scottsdale?

For long life, yes. Concrete tile is the most durable roof you can put on a house here, though it's heavier and the home has to be able to carry it.

What shortens a shingle roof's life the most here?

Constant sun and heat dry the shingles out, and monsoon wind lifts and tears them. Poor attic ventilation and a sloppy install make both worse.

Should I get my shingle roof checked after a monsoon?

Yes, especially if your neighborhood took wind or hail. Damage like lifted shingles and lost granules is easy to miss from the ground and gets worse with the next storm.

Can my house switch from shingles to tile?

Sometimes. Tile is much heavier, so the framing has to be checked first. We'll tell you if your home can take it before you decide.

How do I get a shingle roof inspection?

Use our contact page and we'll set up a visit. We also handle spray foam and commercial roofing if you have a flat section or a business roof.
